Yes, we use a realtor ... HOWEVER
we have made an agreement that 70% of his commission will be given back to us.A realtor receives 3% of home when they "bring in" a buyer. That 3% is calculated IN the sale price of the builder. That 3% will not be given back to the actual buyer because it is already in the sales price. To fix that problem I posted an advertisement on a public forum: craigslist. Where I explained our situation:
"We are a couple that are going to buy a home from a builder in Az, Maricopa. We have no contingincies and our downpayment will be +30% of the total price (very important with all those contract cancellations). The lot we want isn't available yet so we have to wait. Our family did visit the community and reported back to us but we didn't visit the community ourselves. So now we are looking for a REALTOR who wants to share his/commission with us. We don't want full service, we know exactly what we want (home/builder/lot). WEONLY NEED 1 HOUR OF YOUR TIME. 30 minutes to enter with us and sign in and 30 minutes when we buy the lot+house. That's it! We won't waste your time anyfurther. The house wil be around XXX$.(without options) Lot will become available in 2-6 months. (closing 9-13 months) We would like to visit the community in April 2007. We have a realtor who wants to share 50% of his commission, so only contact us when you are willing to share more of your commission. EDIT: Thank you."
We received 6 reactions, a few with 65% and 1 with 70%. So that is our "realtor", if you can't beat them, JOIN them!
